Full-service buyer’s advocacyShepherd’s Way
Search. Secure. Settle.
There comes a point when research gives way to decisions. Tasmania is a small market that moves on relationships, where the best homes often change hands before they’re advertised and the selling agent holds every card.
From the moment you engage us, your search becomes our priority.
When you’re ready to buy, the question isn’t whether you can find a property. It’s whether you’ll find the right one, and pay the right price for it, without someone experienced beside you.
Shepherd’s Way is our dedicated buyer’s advocacy service: end-to-end representation from first conversation to settlement and beyond. We open access to properties before they reach the market, cut through the marketing and advocate exclusively for you. Never the seller, never the selling agent, never the developer.
Whether you’re buying from Toorak or from Taroona, the same things decide whether you get the home worth having: knowing what’s coming, knowing what it’s worth, and having someone at the table who negotiates for a living.
Shepherd’s Way is for buyers who’ve made the decision and will purchase within six months: a dedicated search, every interest protected, from first conversation to your new front door.
If you’re further out, or still deciding whether Tasmania is right for you, Shepherd’s Watch offers lighter-touch support until you’re ready. See page 4.
Confidence, not chance.
Our role isn’t simply to help you buy property. It’s to give you the clarity to decide well, the access to choose from the best, and the representation to secure it on your terms.
The people and the groundLocal eyes, every corner of the state.
Tasmania isn’t one market: the Tamar behaves nothing like the Huon, and a north facing cottage in West Hobart can be worth twice that of a shady rivulet fronted manor in SOHO. Our advocates live and work where they search, and have walked the land, streets and halls they’ll recommend.

Represented statewide. Wherever your brief takes you, one team searches, inspects and negotiates for you, with strategy and negotiation overseen on every file by our Head of Advisory.
Proudly all female
One of us leads your file. Our entire team is behind it.
Four different strengths. One standard: no stone unturned.
Between us: more than sixty years in property, hundreds of Tasmanian transactions, and backgrounds in redevelopment, design, production and relocation that mean we read a house, a street and a seller the way a buyer needs us to.
Kafka leads strategy and negotiation on every Shepherd’s Way file. With hundreds of transactions behind her and a personal passion for property investment and development, she takes on a client’s brief as if it were her own, and clients describe her as calm, consultative and very hard to move at the negotiating table. Her advice runs from dependable valuations and property insight to investment and feasibility studies, and her standing with Tasmanian agents and vendors is the reason so much of what we secure never reaches the market.
Born and raised in the north, Skye leads our searches across greater Launceston, the North-East and the East Coast. Before advocacy she spent twenty-five years producing major brand campaigns for Country Road, Oroton, R.M. Williams and Tourism Tasmania, work that meant reading people and place, managing many hands and landing every detail on time and on budget. With her husband she redeveloped Eton Beach House and First Light on the East Coast, both now acclaimed accommodation ventures and profitable investments, which is why she can see what a property could become as readily as what it is. She knows which streets flood, which schools fill, and which agents will quietly call her before a listing goes live.
Bron is the constant on every Shepherd file: the one point of contact from first conversation to the day the keys are handed over. Having lived and worked across several countries, she knows the practical and emotional weight of a move, and has a quiet knack for working out what matters most to each client, whether that’s a particular aesthetic, a like-minded community, security or opportunity. With a background in project coordination, logistics and interior styling, she reads a property for how it will support the way people live, and sees the potential in it as clearly as the flaws. Alongside Kafka across Greater Hobart and the Channel, she runs inspections, assessments and due diligence so nothing shortlisted reaches you unchecked.
Jasmin pioneered impartial buyer’s advocacy in Tasmania, bringing independent representation and a level of transparency to a market that had only ever worked for the seller. Her career spans more than twenty-five years across real estate sales, property redevelopment, acquisitions and advocacy in New Zealand, mainland Australia and Tasmania, and clients and industry journalists alike turn to her for a read on where the market is heading. Insightful, tactical and discerning, she sees opportunities where others don’t, built the research and access systems the firm runs on, and sets the standard of candour every Shepherd’s Way client experiences.
The evidenceOne dependable source of ethical,
independent and frank advice.
Only ever yours.
Our only interest is the outcome you want. We’ll tell you when a property is wrong for you, when the guide is fanciful, and when to walk away from one you’ve fallen for. Honest context, every time, so the decision is yours to make well.
Before the market.
A meaningful share of what we secure never reaches a portal. Agents across the state send us properties before they list, because they know our buyers are briefed, financed and ready. We call these introductions pre-market opportunities, and Way clients see them first.
Negotiated, not bid.
The selling agent negotiates every week. Most buyers negotiate once a decade. We bring the same experience to your side of the table, on price, on terms and on timing, and we know when to walk.
